EE Case Study - Borehamwood Business Parks | Goodman Business Parks+

EE Objectives

EE (formerly T-Mobile) previously occupied a large number of buildings throughout Borehamwood. To enable their business to grow on a sustainable basis, they identified the need to consolidate their staff into one office campus to encourage internal communication and create a space of identity.

The project needed to provide over 450,000 sq ft (net) of office space, in buildings of appropriate sizes and quality, suitable for investment purposes. They also required an interim facility of 50,000 sq ft.

The Goodman Solution

Goodman started discussions with EE in September 1999, concluding in an Agreement to Lease being signed in December of the same year. The interim facility of 50,000 sq ft was constructed in 16 weeks, with Goodman providing support services throughout the period of use.

A masterplan was created to provide six buildings, each ranging between 70,000 and 80,000 sq ft (net), set around a central landscaped podium underneath which we provided parking for over 550 cars.

A planning application was submitted in January 2000, obtaining a reserved matters consent in the April.

The Results

Work started immediately thereafter with the first building of 80,000 sq ft (net) being delivered 48 weeks later. The remaining five buildings were delivered sequentially in line with EE programme requirements to coincide with the disposal of their assets in Borehamwood.
